LEGAL NOTICEMORTGAGEE’S SALE OF REAL ESTATEBy virtue of and in execution of the Power of Sale contained in a certain mortgage given by Phet Ouch and Vannsak Vath to First Call Mortgage Company, dated September 29, 2006 and recorded in Middlesex County (Northern District) Registry of Deeds in Book 20555, Page 165 (the ‘Mortgage’) of which mortgage Wells Fargo Bank, N.A. as Trustee for Option One Mortgage Loan Trust 2007-1, Asset-Backed Certificates, Series 2007-1 is the present holder by Assignment from First Call Mortgage Company to Option One Mortgage Corporation dated September 29, 2006 and recorded at said Registry of Deeds in Book 21917, Page 200, and Assignment from Option One Mortgage Corporation to Wells Fargo Bank, N.A. as Trustee for Option One Mortgage Loan Trust 2007-1, Asset-Backed Certificates, Series 2007-1 dated April 4, 2008 and recorded at said Registry of Deeds in Book 22172, Page 142, for breach of conditions of said mortgage and for the purpose of foreclosing the same, the mortgaged premises located at 99 Wightman Street, North Chelmsford (Chelmsford), MA 01863 will be sold at a Public Auction at 12:00 PM on March 9, 2023, at the mortgaged premises, more particularly described below, all and singular the premises described in said mortgage, to wit:The land with the buildings thereon, situated in Chelmsford, Middlesex County, Massachusetts,more particularly bounded and described as follows:Situated on the Northeasterly side of Wightman Street and thus bounded and described:SOUTHEASTERLY by said Wightman Street, 50 feet;SOUTHWESTERLY by Lot 56 on said plan, 134.54;NORTHWESTERLY by land now or formerly of the Heirs of J.M.G.
