SPOKANE CONSERVATION DISTRICT REQUEST FOR QUALIFICATIONS PROGRESSIVE-DESIGN-BUILD SERVICES INTRINIUM BUILDING Submittal Deadline: April 7, 2021, at 3:00 PM Spokane Conservation District requests qualifications from Design-Builders for the Intrinium Building Project using the procedure permitted under Chapter 39.10 of the RCW, as amended, for public works contracting in lieu of sealed bids. The project consists of construction of a 13,000sf office building consisting of mixed use space including offices, hotel space, restrooms, etc. The project construc-tion budget is approximately $3.1 million. Design is anticipated to begin in May 2021. Construction is anticipated to begin in August 2021 and be completed by Spring 2022. The Design-Builder shall provide high quality services including scheduling, phasing logistics, collaboration with the design consultants, manage and estimate design budgets and design contingency solutions, coordinate environmental and hazmat investigation services and plans, direct construction best-practices, organize design investigative work and provide assistance in the selection of materials and building systems, solicit and manage subcontractor bid packages and supplier bidding while providing high-quality construction services to safely deliver a superior project that comprises the full scope of program needs set by SCD that is on time and under budget. Interested firms may obtain a copy of this Request for Qualifications from Damon Gardella, Senior Project Manager at OAC Services at dgardella@oacsvcs.com . The Request for Qualifications outlines the information necessary to understand this selection process and the documentation required for submitting proposals. Qualifications must be received by Damon Gardella via email no later than 3:00 p.m., Wednesday, April 7, 2021. The Project name and submittal date must appear on the outside of all submittals. Any firm failing to submit its qualifications in accordance with the procedures set forth in the Request for Qualifications may be considered non-responsive. There will be a mandatory pre-proposal conference for this project on Wednesday, March 31, 2021, 9:00 a.m. The conference will be held at the OAC office, 1717 S Rustle suite 105, Spokane, WA. The particulars of the project, the selection process, schedule, and the elements of the contract will be discussed at that time. The District will not accept qualifications from firms that did not attend the mandatory pre-proposal conference.
